Appeal No. 2004-03:  3229 – 3231 Mission Street, requests a Variance from Section 1004.2.3.2 of the 2001 San Francisco Building Code to allow the installation of an approved automatic sprinkler system throughout the building in lieu of the required second exit from a proposed third floor dwelling unit. The existing building is currently two stories with a mixed-use occupancy. Under the proposed plans, a vertical addition would create a new third story. The first and second floors would have a commercial use and the second and third floors would each have a dwelling unit for a total of two. Section 1004.2.32 requires a minimum of two exits for each story above the second floor unless the project qualifies for the listed exceptions. The property owner Harlan Hoffman is also the architect and represents himself.

Appeal No. 2004-04:  690 Market Street, requests a Variance from Section 3201 of the 2001 San Francisco Building Code to allow the construction of new bay windows which would project approximately five feet over property lines into the airspace above two existing adjacent buildings. The proposed work would be performed in conjunction with a permit filed for change in use from offices to residential use with 164 new dwelling units. An irrevocable, perpetual, non-exclusive restrictive easement prohibiting future construction at the adjacent buildings is offered as mitigation for the encroachment over property lines. The property owner is represented by Tony Sanchez-Corea and Mary Murphy, Esq.

MISSION STATEMENT

The Board of Examiners (BOE) is a group of experts created under Section 105.1 of the San Francisco Building Code.  The purpose of the Board is to hear and determine the requests by the public as to whether new materials, new methods or types of construction comply with the standards of safety established by the San Francisco Construction Codes which include San Francisco Building Code, Plumbing Code, Electrical Code, and Mechanical Code.  The Board also has the power to determine reasonable interpretation of the provisions of the San Francisco Building Code, and to hear the appeals form the Director’s condemnation order involving construction methods, assemblies or materials or where safety is involved.

ACCESSIBLE MEETING INFORMATION POLICY

The meeting will be held at the Permit Center, located at 1660 Mission Street, Room 2001, 2nd Floor.  The closest accessible BART station is the Civic Center Station at 16th and Mission Streets.

Accessible MUNI/Metro lines servicing this location are the J-Church, K-Ingleside, L-Taraval, M-Ocean View, and N-Judah at Van Ness and Civic Center Stations; 14-Mission; 14L-Mission, 26-Valencia, and 42-Downtown bus lines. For information about MUNI accessible services call (415) 923-6142.

The meeting room is wheelchair accessible.  Accessible curbside parking spaces have been designated on Mission Street in front of Discount Builders Supply for mobility-impaired persons.  There is accessible parking available at the side lot of 1660 Mission Street.
